It feels good to eat well, exercise, spend time with friends, unplug our devices, and get enough sleep. These small gestures can add up to make a positive impact. But sometimes it’s hard to remember to take care of ourselves. It may be even harder to remember to take care of our investments. So, to make it easier, set a routine and try to stick to it. Maybe you’re a fan of checklists. Or possibly, you set reminders on a calendar. When you create an agenda for yourself, start small. If you make the list manageable, you might get it done!
What would your home or business look like after letting things go for a month? And what about a year? If you own a self-storage facility, be sure you have a game plan to protect your investment. Firstly, storage owners/operators need to care for their storage units. Minimal maintenance (think: twice a year) may be all it takes to take care of the big things. A few steps can extend the life of your storage containers.

Check and tighten roof and corner bolts. For safety and durability reasons, it is imperative that all nuts and bolts are in place and properly impacted. This is especially important if your units are frequently in transit. Road vibration, torque from loading/unloading, stacking/unstacking, etc. can loosen bolts. If fasteners are missing, tighten them with an impact gun. Replace missing bolts, washers, lock washers, or nuts immediately.
Examine the roof for scratches, dents, and debris. Sweep and/or wash the roof to reveal any hidden damage. Scratches and dents can lead to rust issues if they are not addressed in a timely matter. Touch up paint any areas in which it is wearing thin or missing. If any significant damage or dents are present, hire a professional to repair these areas before painting.
Maintain the wall vents to prevent potential rust issues. Keeping this clean will improve unit aesthetics. It will also mitigate access points for moisture, dirt, or pests. Gently sand off excess or peeling paint. Tape off vent from wall and spray with semi-gloss white Rustoleum®. Apply silicone caulking (all temp) around rivets as needed.
Protect your investment by examining the seals of each unit. Moisture can enter units if they are not sealed properly. Because of this, damage can occur to their contents. Inspect and replace weather stripping and caulking. Look at the foam gaskets and silicone sealant. And be sure to seal any gaps with an all-weather metal caulking.
Inspect decals, serial numbers, and stickers. Firstly, double-check to make sure that your decals are still in place and legible. And don’t forget to inspect all small and large signage, including the, “Door Lock Here”, “Emergency Pull”, and “Notice/Aviso” stickers. Finally, wash the vinyl decals with soap, water, and a non-abrasive sponge or towel.
