Class A Hallway Systems: A Case Study

For developers, one feature is central to meeting that demand: the hallway system

 A hallway system is the building’s internal steel framework – the roll-up doors, partition walls, and walkways that transform an open shell into secure, rentable units. It’s the feature that turns square footage into revenue.  

This case study follows the development of a new Class A climate-controlled facility in Flowery Branch, Georgia. From raw land to active leasing in just thirteen months, Boxwell’s fully custom hallway system played a critical role.  

The Project 

The site spans about three acres within the Falcon Parkway Industrial Park, a hub of Class A warehouse complexes. Within three miles, sits the University of North Georgia, Lake Lanier, the town’s historic downtown, and growing suburban neighborhoods. The mix of students, businesses, and homeowners makes for a prime storage location.  

The developer, Boxville, is a rapidly growing investment development firm in the Southeast United States. They awarded this job to Boxwell based on a number of points. Key decision factors included competitive pricing, speed-to-market, industry-leading product quality, and a well-rounded service and support team.  

Phase I: Planning  

Design & Layout 

Once the property was secured, architects designed a three-story, 120,000-square-foot facility with landscaped grounds and parking.  

Inside, the layout allowed for over 900 rentable units. All in all, the building featured 92,000 rentable square feet. In total, nearly 80% of the building footprint was dedicated to storage. Boxwell’s team worked closely with the general contractors. Together, they began to identify the roadmap and timeline that would transform this project from drawings into a built reality.  

Customizations

 This project is a Class A multilevel facility. To ensure the interior hallway systems matched the overall aesthetic, a number of customizations and features were included in the design:  

  • All-white, high gloss finish 
  • Flush, smooth headers and door frames 
  • Strong, corrugated walls in high-traffic areas 
  • Diamond plate corner guards and kick plates for added durability 
  • Four-foot diamond plate wainscoting in high-traffic areas 
  • Wire mesh atop the units for added security 
  • The correct proportion of ADA-compliant units 

The Boxwell Takeoff 

Boxwell reviewed the plans and produced a detailed takeoff. The project takeoff is a part-by part catalog of every piece, down to the last bolt. The takeoff delivers a precise parts list for manufacturing along with an accurate, all-inclusive project quote.  

With the takeoff in hand, manufacturing began at a Boxwell-owned facility. Every component was cut to spec and quality checked. In roughly five weeks’ time, the entire system was produced. Then, the material was carefully packaged and loaded into ocean containers. Because Boxwell shops products flat-packed, container space is maximized – reducing cost and carbon footprint.  

Phase II: Delivery & Install 

As the building’s exterior neared completion, the hallway system arrived onsite.  

Using a forklift, the product was unloaded and unpacked by Boxwell’s experienced install team. Because the materials are packaged floor-by-floor, the unload process was speedy and organized.  

Over the course of just two months, the team installed the full system: 910 rentable units, utilizing 92,000 square feet of the building’s footprint. The remaining space was allocated to hallways, stairwells, bathrooms, and the leasing office.  

The result was a clean, functional, and aesthetically refined interior – ready for signage and other final touches before opening to the public.  

Completion

From land acquisition in May 2024 to leasing commencement in June 2025, the project moved at remarkable speed. The optimized floorplan allowed the developer to maximize revenue-generating space. The management company, Space Shop Self Storage, was brought in to handle marketing, operations, and customer service.
