Transform RV and Boat Storage
Renters appreciate the convenience of a one-stop shop for all their storage needs. Plus, recreational vehicles come with a considerable number of accessories. Wakeboards, maintenance supplies, camp gear, and more—all require readily available storage. As the demand for RVs and boats grows, the need for flexible storage solutions increases. Tomas Lenihan saw this demand as an opportunity to transform RV and boat storage. In Pueblo West, Colorado, he developed Milestone Storage, a facility that maximizes every square foot of its one-acre lot. By using Boxwell’s relocatable units, he created a scalable solution for RV and boat storage.

We spoke with real estate investor Tomas Lenihan to learn how he successfully combined relocatable units with traditional storage to create Milestone Storage in Pueblo West, Colorado. Here’s how he did it:

Tomas Lenihan developed Milestone Storage to meet the growing demand for RV and boat storage. With just one acre of land, he saw an opportunity to build something smart and scalable. “Before Milestone Storage, I focused on multi-family and single-family real estate,” Tomas explained. “I wanted to try something different, and self-storage stood out—less maintenance, no staff, and strong returns.” He bought the property in late 2020, aiming to combine traditional indoor storage with relocatable units to maximize rental potential on a small lot.

Planning
The location was key. “Pueblo West was ideal—close to Pueblo and near the Pueblo Reservoir, a hotspot for RV and boat owners,” Tomas said. The layout was carefully planned to maximize space. Tomas started with 24 permanent indoor units, each 12’ x 35’, equipped with lighting, outlets, and 10′ x 12′ pull-chain doors. He also added space for 12 Boxwell relocatable units to increase capacity without the cost and time of traditional construction. Tomas worked with local officials to streamline the zoning and approval process. The project included fencing, lighting, and secure entry to attract renters.
Development
Construction began with the permanent indoor structure. These 24 units were designed specifically for RVs and boats, offering security and convenience. Afterward, Tomas added Boxwell’s relocatable units to quickly scale the facility. “Boxwell units gave me flexibility that traditional construction couldn’t,” Tomas said. “They’re solid, clean, weather-tight, and movable.”
Tomas worked with Laura Brooks at Boxwell to select the best units for the site. “She helped me choose the right size and color,” he said. Installation was quick, and the units were ready almost immediately, helping Tomas meet customer demand. “The return on these units is incredible,” he said. “They paid for themselves in under 2 ½ years.”

Completion
Today, Milestone Storage combines permanent and relocatable units. The indoor units attract RV and boat owners, while the Boxwell units offer flexibility and optimize the site. “The feedback has been great,” Tomas said. “Customers love the convenience, security, and layout. The Boxwell units are clean, secure, and well-placed.” As demand grows, Tomas plans to expand. “Once tariffs ease, I’ll look for more land and add more storage,” he shared. “I’ll talk to Laura about Boxwell’s 10’ x 20’ units. There’s a lot of demand for storing high-quality vehicles, RVs, and boats here, and I’m ready to meet it.”
